Sedona, AZ -- In June 2007, Sedona.biz
informed our readers that Red Rock Creek, LLC (Robert Hunt) was
seeking a preliminary plat approval from the Sedona Planning and
Zoning Commission for a new 11 unit single-family subdivision on
approximately 4.9 acres located at 50 Schnebly Hill Road adjacent to
Oak Creek.
The approval request now comes before the Sedona
City Council on August 14th for final approval.
What makes the proposal unique is that the land
includes the historic Gassaway House built in 1937 on a plateau by a
local pharmacist using 200 Apaches and listed in the Sedona Historic
Sites Directory.
The P&Z had some issues with the proposal which, as
early of September 2006 had been a proposal for a 20 unit
condominium project; and prior to that had been zoned for a bed
& breakfast and two residential units.
At the June meeting the P&Z expressed concern that
the proposal had too many units (the land code permits 9 units), and that two of the
units along the western boundary of the project adjoining Schnebly
Hill Road was too high making them visible from the street.
The proposal was later approved by the P&Z after the
developer reduced the number of units to 10 (reducing the
subdivision size to 4.61 acres but still including the Gassaway
House) and lowered the height of the two units along the western boundary.
The 10 units will average 3,600 square feet with two
units having over 5,000 square feet of livable floor space.
The Gassaway House will sit on a .33 acre lot and
the interior will be remodeled in cooperation with Sedona's Historic
Preservation Commission.
The property is also located in the Schnebly Hill Road
Planning Area. Planning Areas are unique to the Sedona community
because they allow alternative land uses to be proposed if they meet
both neighborhood and community needs as well as provide benefits to
the community as a whole.
In the final proposal being presented to the City
Council, to meet the needs of a Planning Area, the developer has
agreed to preserve over 65 percent of the property as open space,
construct a sidewalk from the new roundabout to be constructed by
ADOT at the intersection of
Hwy 179 and Schnebly Hill Road north to the project's property line,
and contribute $100,000 to the City to for affordable housing.
Because the development will be visible from Uptown,
the developer has also agreed to use exterior colors on the homes
to reduce light reflection.
